tiles and grout dirty, needs resealed

the tiles and mosly the grout is very dirty on a large flooring area in commercial building l'm working in.
Best way to clean the grout and stone? Some of the grout is breaking up in some places only a small amount but is very dirty. Have seen the stone being cleaned with a product and a steaming machine is this something you woukd recommend? Regards Gordon |

We don't tend to use a steamers unless we have a problem removing the old sealer. I would recommend the use of a High Speed Buffing Machine, with a Black Buffing Pad and some of our Tile Doctor Pro-clean and Nano clean mixed in 50/50 with warm water, to get rid of the dirty solution that is lifted use a wet Vac not a mop and Bucket.
Ps Seal with 4 to 5 coats of Seal and Go will bring out the colour and give them a Satin finish, products links below:
