white stains on terra cotta tiles

my garage and drive way has terracotta tiles and its has white stains and dry all over which looks real bad.the floor looks rough and dirty with stains and with white powdery cover.what should i do to restore it? |

Hi There,
It sounds like effloressence salts, if this is an outside patio then their isnt a good answer for this problem as it will always be exposed to the elemnets, salt will also get in of your Tyres if it is in a Gargare, to be honest Terra-cotta doenst preform well outside in this country, because its to wet and damp and cold.
